BOOKING TERMS

Booking Conditions

Caroline Bulmer Properties arrange short term holiday rentals of properties that they own.  The Contract is between Bulmer Properties and the Client. The Contract is entered into when Caroline Bulmer Properties issues the booking invoice and at this stage the Client becomes subject to all the Booking Conditions.  The Client should check the Booking Conditions  carefully.

Payment

A deposit of 25% of the rental fee is payable if the booking is made more than 8 weeks before the start of the rental.  The balance shall be payable 8 weeks before the commencement of the rental.  Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client.  For bookings made less than 8 weeks before the commencement of the rental the total fee is payable.

Cancellation

In the event that any balance required from the Client is not paid in accordance with the time frame set out above or the Client does not notify us or the Client does not arrive at the Property within 24 hours of the scheduled arrival time without notifying us then we shall be entitled to treat the Booking as having been cancelled by the Client and the Cancellation Policy will apply.

Cancellation Policy

The Client must notify us as soon as possible if the holiday cannot be taken on the dates booked. We will endeavour to accommodate changes of date where possible (subject to an administration fee and extra payment if the change of date falls into a higher price band) Cancellations with less than one week’s notice will incur the full cost of the holiday unless we can re-let the Property in which case a partial refund may be given.

 

Changes of Date

Caroline Bulmer Properties may consider a request from a client to change the dates of the booking after confirmation has been issued.  Agreement will be given subject to the following conditions being met: i) the request is received more than 8 weeks away from the start of the booking and ii) the client pays an administration fee of £20 and iii) an alternative date being available

Period of Hire

Rentals commence unless otherwise notifies at 4pm on the day of arrival and terminate at 10am on the day of departure.  For weekend rentals this is often negotiable.

Number of Persons using the Property

The number of persons occupying a property must not exceed the maximum number stated in our information. Permission for toddlers/babies in cots must be sought prior to booking.

Complaints

Every effort has been made to ensure that the Client has an enjoyable and memorable holiday. If however, there is any cause for complaint it is important that remedial action be taken as soon as possible.

Should there be any cause for complaint during the occupation of the property it must be notified promptly to Bulmer Properties and in case of serious problems confirmed in writing. We would investigate immediately and take the necessary remedial action where possible.  Compensation will not be offered where the Tenant has denied the Owner the opportunity to rectify matters during their holiday. The Client remaining gin the Property confirms acceptance of the standard of service and accommodation provided and no compensation will be provided. The Client agrees to allow us or any representative of ours to access to the Property during your stay for the purpose of essential repairs, in an emergency or to ensure that the Client is complying with the terms of the Booking Contract if we have cause to think otherwise.

Breakages or Damage

The Client is legally bound to reimburse Bulmer Properties for replacement, repair or extra cleaning costs on demand. Your credit card number is required in the event of damage.  Any repairs, damage s or extra cleaning costs will be taken from the Refundable Security Deposit which must be paid prior to arrival. retention of all or part of the Refundable Security Deposit will be subsequent to the Client’s visit and after communication with the Client.

Care of the Property

The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. The Client shall agree to not cause any nuisance, disturbance  or annoyance to us or any other occupier or adjoining g or neighbouring properties. The Client agrees to take all necessary steps to safeguard personal property while at the Property

Pets (Eastwood House Only)

Dogs are allowed but must be under proper supervision and control at all times. They may not go upstairs and if wet please keep them out of reception/carpeted rooms.  They may not sit on the furniture.

Dogs must be booked and paid for prior to arrival. A fee of £20 per dog must be paid with Booking or prior to arrival. We retain the right to charge for any extra cleaning required. Dogs are not permitted at Cider Barn

Smoking

To comply with the latest EU smoking legislation there has been no smoking in any of our properties from 1/7/07. When smoking outside please dispose of cigarette ends.

Liability

Caroline Bulmer Properties shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental.  If the property which Client has booked becomes unavailable or unusable for some reason prior to the date of a booking, then Caroline Bulmer Properties obligation will be to use their best endeavour to find a suitable alternative property or to reimburse the Client for any monies paid.

Our maximum liability for losses suffered by the Client as a result of us acting out of breach of the Booking Contract is strictly limited to the amounts received by us in relation to the Booking (Booking fees and charges by Agencies, Holiday websites and Travel Agents to the Client and to us will not be refunded under any circumstances). We shall not be liable for any losses which are not a foreseeable consequence of us breaching the Booking Contract. Losses are foreseeable where they could be contemplated by the Client and Us at the time of Booking.

The Client’s booking is made as a consumer for the purposes of a holiday and the Client acknowledges that we will not be liable for any business losses howsoever suffered or incurred by the Client.

Warranties

Caroline Bulmer Properties does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its servants or agents.

Right of Entry

Caroline Bulmer Properties shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
